Large dealership in Moscow

Lawyers provided preparation and support for the conclusion of commercial real estate lease agreements with potential tenants — dealers of leading car manufacturers. A set of legal measures was developed to protect buildings leased to car dealers from damage and destruction that could occur in connection with the placement of large equipment in the building, and redevelopment planned by future tenants. Delicate negotiations with tenants were successfully carried out, all the necessary conditions were included in the contract to protect the owner of the object to the extent possible. The client minimized the risks of deterioration in the condition of the property, got the mechanisms to control the activities of the tenant and got the opportunity to terminate the contract unilaterally out of court in the event of the sale of objects.

Lawyers advised on a transaction involving the reorganization of a client's retail chains during the COVID-19 pandemic, which required the reduction of the client's existing retail network and the termination of a number of lease agreements that did not contain relevant provisions. Lawyers ensured the termination of a lease in a large shopping mall by offering a legal and negotiating reasoning that allowed for out of court termination, while minimizing rental costs and the client’s liability.
Negotiations were successfully held with the landlord, the client got the opportunity to minimize rental costs, and was also able to terminate the contract long before its expiration. Part of the business was transferred to the online mode, which made it possible to significantly increase profits by increasing sales.
